One Chuan Grove site plan: two parcels, 30,345.8 m²

The developer's site plan for One Chuan Grove goes first to registered buyers. Here is what the land tender already fixes about the site.

The One Chuan Grove site plan, with the five blocks, the facilities and the landscaping, goes first to registered buyers.

The plan below shows the land itself: the two Chuan Grove parcels and the streets around them.

The land

Two parcels, one site

One Chuan Grove joins two Government Land Sales parcels at Chuan Grove. Parcel 1, 15,831.5 m², was launched for tender in December 2024 and awarded on 17 Jul 2025. Parcel 2, 14,514.3 m², was launched in May 2025 and awarded on 10 Sep 2025. The same joint venture won both, and the two are planned as one development.

Together they make a site of 30,345.8 m², about 326,636 sq ft. It is planned as five blocks of up to 27 storeys.

Planning controls

What the tender fixes

The tender conditions set the envelope the site plan must fit. The development is planned at up to 27 storeys across five blocks, for approximately 1,055 homes. Height limits are set against the Singapore Height Datum (SHD): Parcel 1 allows up to 90 m SHD in High-rise Zone 1 and up to 100 m SHD in High-rise Zone 2, and Parcel 2 allows 100 m to 110 m SHD.

The land is zoned for condominiums or flats only. Each parcel's tender also requires an early childhood development centre of at least 500 m² within the development; how that requirement applies to the joined site is subject to planning approval.

The edges

What surrounds the site

One Chuan Grove fronts Lorong Chuan, opposite The Chuan condominium. Australian International School sits along the western boundary. To the east are Mei Hwan Estate and the New Tech Park business development, with a 50-metre buffer set between the homes and the business park. Chuan Lane Park borders the site.

Lorong Chuan MRT on the Circle Line is about a 6-minute walk from the site boundary, measured along the walking route.

From tender to plan

Where the site is in the process

Parcel 1 was launched for tender on 3 Dec 2024 and Parcel 2 on 13 May 2025. Both were awarded to the joint venture of Sing Holdings and Sunway Developments, Parcel 1 on 17 Jul 2025 and Parcel 2 on 10 Sep 2025. Since then the two parcels have been planned together as a single development.

The developer's site plan follows the design of that joined development: where the five blocks stand, how the grounds are laid out, and where the facilities, entrances and car park sit. Registered buyers receive it first, together with the floor plans.

The planning controls above are the firm facts. They fix the land area, the floor area that can be built, the height limits and the type of homes, and every version of the site plan has to work inside them.

What to look for in the site plan

Block positions

Where each of the five blocks sits decides its outlook: toward the park, toward Lorong Chuan, or toward the school or the business park on the other edges.

Distances between blocks

In a high-rise development, the gap between facing blocks matters more than any single view. Check which stacks look across at another block and how far apart they are.

Facilities and noise

Shared facilities bring activity and some noise. Note which stacks sit above or beside them, and where the drop-off and car park entrances are.

Entrances and walking routes

See where the pedestrian gates are and how directly they lead toward Lorong Chuan MRT and the bus stops.
