One Chuan Grove floor plans: about 1,055 homes in five blocks

Registered buyers receive the One Chuan Grove floor plans and unit mix first. Here is what the land tender already fixes.

Registered buyers see the plans first

Sing Holdings and Sunway Developments issue the One Chuan Grove floor plans, and registered buyers receive them first. Unit types, sizes, layouts and the unit mix come with them.

This page sets out what the land tender already fixes: the land, the floor area, the heights and the type of homes.

What is known about the homes

One Chuan Grove is planned as approximately 1,055 homes across five blocks of up to 27 storeys, on a joined site of 30,345.8 m² off Lorong Chuan. The land tender allows residential use as condominiums or flats only, so every home in the development will be an apartment. Serviced apartments and strata landed homes are not permitted.

The two Government Land Sales parcels carry a combined maximum gross floor area of 91,038 m², about 979,924 sq ft, at a plot ratio of 3.0. At the tender stage the authority estimated 555 homes on Parcel 1 and about 505 on Parcel 2. The developer's current figure for the joined site is approximately 1,055.

That is the frame every floor plan will sit inside: about 1,055 homes in high-rise blocks, on a 99-year lease, in the Serangoon planning area.

Reading them

How to read the plans

Six things worth checking on any One Chuan Grove floor plan.

Facing

A plan only makes sense with the site plan beside it. Note which way the living room and bedrooms face, and what each window looks toward. Around this site the neighbours are already known: Chuan Lane Park, The Chuan across Lorong Chuan, Australian International School to the west and the New Tech Park business development to the east.

Usable space

Compare the stated area with the space you will actually live in. Balconies, bay windows, ledges and service areas can all sit inside the figure. A smaller plan with straight walls and few corridors can live larger than a bigger, awkward one.

Room proportions

Look at the width of the living and dining area, not just its area, and check whether each bedroom takes a bed with space to walk around it. Plans drawn to scale make this easy; put your own furniture sizes against them.

Stack and floor

The same layout repeats up a stack, and price usually rises with height. With blocks of up to 27 storeys, it is worth asking which stacks a layout appears in and how the view changes from low to high floors.

Unit mix

The share of each unit type across about 1,055 homes shapes the development: how many families and how many smaller households. Ask for the mix alongside the plans.

Kitchen and storage

Open or closed kitchen, a yard or household shelter, built-in storage: these matter day to day and vary between developers. Check them on the plan itself.

The numbers

Reading the area figures

Floor plans in Singapore usually state areas in both square metres and square feet. One square metre is about 10.76 sq ft, so a 100 m² home is about 1,076 sq ft. Prices are quoted per square foot, so the conversion matters when you compare plans with the price list.

The area on a plan is the strata area of the unit. Depending on the layout, it can include balconies, bay windows, planter areas, air-conditioning ledges and a private enclosed space. Two homes with the same stated area can offer quite different usable space, which is why the room dimensions on the plan are worth more attention than the headline figure.

When the One Chuan Grove plans are issued, read each layout with three numbers in mind: the total area, the area of the living and dining room, and the size of the main bedroom. Together they say more about how a home will live than the unit type name does.

The site and its surroundings are already public. The location page covers the walk to Lorong Chuan MRT and the rail links from there; the site plan page sets out the land boundary and the planning controls; the price page explains the land price the developer paid.
